To ensure that developers maintain certain environmental and social standards, The United States Green Building Council instituted a thorough 3rd party certification process called LEED, Leadership in Energy and Environmental Design. It establishes the standard for identifying green building construction, design, and maintenance solutions dealing with a variety of building types: residential, commercial, or whole communities. Buildings are given scores based on an intricate ratings system of 9 categories with corresponding credits and points. Buildings are given credits based on construction and design elements such as site sustainability, water efficiency, energy and atmosphere, materials and resources, and indoor environmental quality. Within these credits are even more benchmarks like water efficient landscaping, alternative transportation accommodation, and the use of recycled construction materials which in total equal about 110 points. The certifications range from a standard LEED certification (40-49 pts), Silver certification (50-59 pts), Gold (60-79 pts), to Platinum, which is a score above 80.
CityCenterDC itself boasts a Gold pre-certification in Neighborhood Development. The Apartments at CityCenter is designed to achieve a coveted Silver Certification in New Construction, making it an industry leader in sustainable residential communities.
